An Electrical Installation Condition Report (EICR) is a formal inspection of your fixed electrical installation. For commercial premises it supports safety, insurance and due diligence — and in many cases it's expected on a fixed cycle. Here's how it applies to businesses, not just landlords.

What Does a Commercial EICR Cover?

The inspector assesses consumer units, distribution equipment, wiring, accessories and bonding/earthing arrangements against BS 7671. The outcome is a report listing observations by code (e.g. C1 danger present, C2 potentially dangerous, C3 improvement recommended, FI further investigation). Unlike a quick visual check, testing is carried out on a sample basis appropriate to the size and complexity of the installation.

How Often Should a Commercial Property Have an EICR?

Many commercial sites are inspected every five years, but the correct interval depends on the type of premises, use, and any risk assessment or insurer requirements. Industrial environments, public entertainment or high-traffic retail may need shorter intervals. We'll advise based on your sector and any previous report recommendations.

After the Report: Remedial Work

How This Differs From PAT Testing

EICR covers the fixed installation. Portable appliance testing (PAT) covers movable equipment leads and plugs. Both may be part of your overall electrical safety programme but they are not interchangeable.
